You're supposed to have a license in every state if you are representing either a buyer or a seller in a real estate transaction, or acting as an intermediary in the sale of real estate.

It was like paying for multiple Master's degrees to get our "real world" experience.  

Anyone with success setting up and then investing in real estate via an LLC/IRA? 

We are working on our first flip house and we didn't plan to do the BRRRR method, although it has come up in conversation multiple times due to the area it is in, we are still tossing the idea around of keeping it as a rental.

By the time I sold it, I was making $500/month more than the mortgage.
