This is why its difficult if not impossible to sell a STR for any more than property value - the market perceives that the additional profitability of a STR doesn't belong to the STR operator - it belongs to the App platform.If you can migrate to "independence", i.e. self generated business, then not only will you have a long term sustainable business, but a good chance to sell the STR for a substantial premium to real property value.

If loan balance is $300k and it's worth $400k and an equity partner puts $40k to bring it current then they have about 40% of equity in the property - now they would not take straight $40k as probably more costs involved.
