Of course we would all like national chains for center mix because it helps lower cap rate on resale and they might pay more per sq ft then existing mom and pop to regionals.

Yes Astoria and Greenpoint/Williamburg will also pop, but they have already seen quite a run up so I would say relatively speaking, the real impact will be felt along that 7 train corridor. 

It's tough to sell a flip for max value if your kitchen doesn't really pop.  

So you were not “wrong” to pop in and protect the property, but it is very understandable tenant expects some sort of notice.

Focus your time on that and the area you want to invest in, become an expert there so you can act quick when a good property pops up.
