I personally own in Racine, and I am expanding my portfolio into Milwaukee. 

When I encounter this type of client, I do everything I can to convert them into one of the previous clients.First thing I have them do is run all their income and expenses through a separate account instead of their personal account. 

It takes time and patience, but the long-term benefits are well worth it.I’ve personally gained invaluable knowledge, listings, and deals from friendships I’ve built over the years.The more people you engage with, the faster you’ll achieve your goals!

I am not a huge fan of them personally as they are PE investors and have a very, very narrow view of the industry and how it should be approached. 

I warn people over and over and over to know what they are buying and to go personally see what they are buying. 

I have a 780 credit score and no debt besides my personal residence.

I personally think they are “higher end” than anything stackable.

Don't be that person.  

Non-recourse has less personal exposure, but you need a very strong balance sheet to secure this without bringing in a KP.

All the add-ons are a la carte so you can definitely get a lot of value based on what you need.One thing I personally don't like is that when tenants pay rent, they are charged $1 per transaction for ACH use.
