Some areas have strict architectural repair requirements on houses they are designated historical, century homes or in a “ historic district”.make sure your contractor doing the work is familiar with the community standards if there are any.

In addition to all of the things to look for that @Greg Dickerson mentioned, my city also said they would want to see an architectural concept of at least one home type that we would build as part of our application and approval process.

I'd argue that there are definitely some A class old houses, especially in places that are known for their classic architecture. 

I have been working arduously to develop reverse auction company where anyone who has an architectural drawing can submit it, and have contractors join a live bid on the job.

Hi Hector,My thoughts are don't improve the house to what you think is great, but view it as already belonging to the future buyer (your client) and do the things he or she would want done and can afford to pay for (with a profit to you).In other words, don't over improve it and don't make it an architectural showpiece you will not be able to get your expended money back from (with a profit). just remember it's a product you intend to sell and make a profit on.
