I have a few Outstanding deals coming up within the next week or so and I was wondering are there any investors out there on here for the Pensacola FL area?

I have a 401K with my current employer with approx. 58K in it and another 20K in an outstanding loan.

However it is our understanding you can only have one outstanding USDA loan at a time (we're aren't relocating a great distance).Question - Can my wife utilize our combined income and/or a cosigner to qualify for a USDA loan solely in her name given that I already have a USDA loan by myself?

The current owner owes $160K outstanding on his mortgage and is behind 4 payments.

Hey Mark,Thanks for the response...I have 45K outstanding, so 75% of a 140K property, I was looking to pull 105K with a 55+ K in cash out for future investments.All total fees were around 2600+ and some change...

My 2cents - do not invest in HOA community property, and if you do, make sure that they have an outstanding reserve study, no or very minimum delinquency and up to date maintenance.

Hell, I gave my electrician a hundred dollar bonus last month because he did some outstanding work and did some extra work that wasn't in the original scope. 

My experience with yellowletters.com has been nothing short of outstanding.
