In my opinion, if you invest correctly, real estate will outperform the stock market.  

There are a lot of economic and demographic reasons to believe San Antonio will outperform a lot of the other major metros, but the combination of population growth and low price point are the biggest factors.

PEW Institute research has shown that the average return on investment for the senior housing/assisted living asset-class, substantially outperforms all others within the real estate sector. 

When purchasing existing STRs, we basically ignore the rental history, because we know we can outperform most of the people that are just dabbling right now.

You should get to a point where you analyze a property... and think "I am going to do everything it takes to get this property under contract, because I have analyzed 100 different similar properties, and I know for a fact that this outperforms those other properties!" 

It will take some time for these all to come online, but these properties are designed with the end consumer in mind and will no doubt outperform the average STR.

Real estate by far outperforms stock due to leverage, the tax savings, cash flow, mortgage paydown and appreciation hence if you cash it out and pay penalties on it, as long as you have a long time horizon, the investment should definitely outperform it sitting in a brokerage account.
