I would recommend checking with your landlord association, or state lobby for landlords to find out what the guidance is for for the amount allowed to be charged for early termination in your state.

The property was constructed in 1906 so there's likely lead paint on at least one of the 3 floors of the building (although nothing has been officially tested).
