I have a good paying job, and my wife is working part time towards a masters degree.

However the condition primarily and the location to a lesser degree will substantially influence the value. 

At this point I do prefer to put a lot of sweat equity in by doing my own work to a degree so that's definitely good to know.

Like "switch plate cover in bathroom is cracked"  or "sidewalk should slope at 12 degrees and it only slopes 9 degrees".   

Cook the home to 130 degrees, then have a licensed person spray.

Bottom line: You’ll need cushion (read: money) for some degree of rehab and a higher opex.

@Samuel Sam - if you went to college and your degree is the same as your job (ex you have an engineering degree and you work as an engineer) you can get an exception, otherwise you need to wait for the 2 year work history or pay way more for a loan
