A REIT will give you some sense of safety because your risk is spread out over many properties but you then put your faith in someone Else's ability to choose and mange property.

The current DST pays 8% for at least 5 years, I note the sponsor takes a hefty fee to mange but is there the risk they have oversold the investment and I will never see my original investment when they go to sell the building??
