My client is interested in investing in a new-construction build of a 23-unit apt. complex in a great neighborhood in San Diego. 

Some of my clients love the cash flow in the east side neighborhoods over by Slavic Village and Broadway selling between 90-110k with rents up to $1,800+, but just really depends on the types of neighborhoods you're investing in and your risk / reward threshold. 

You can sidestep most of the headaches if you stick to these five golden rules:- Know Your Market Inside OutTake time to research neighborhoods, property values, and what buyers are looking for.

It’s also important to really get to know the neighborhoods you’re considering.

At the time there were limited 3 BR rentals in the neighborhood, but achieved such high rental rates the properties ended up performing better as rentals than as a for sale project.

What kind of property and neighborhoods do you typically go for?  

It’s a beautiful custom home, one of the nicest in a so-so Oakland neighborhood ("biggest house in not the best area").Here’s the context:- Bought in 2014 for $590k, appraised in 2022 for $1.2m.- Located in a C- to B neighborhood—close to amenities and mostly safe but not for everyone.- Converted to a rental in 2024; initially rented for $4,750/month, but tenants moved out, and the soft Bay Area rental market has made filling it challenging.
