There will be a little bit of touch up work needed to cover and repaint nail holes in the walls (she did the place out really nicely but there are a lot of pictures and decor up on the walls) Other than that there is no damage that I saw when I had to go in a couple of weeks ago to repair a leaky toilet valve.My question is this.

I have a kind of an odd questions for fellow landlords or if anyone is in the insurance side.Last year when Irma hit South Florida, I suffered quite a bit of damages on a number of my rental.A particular one is a multi family building - I had fence damages, tree branch fell on roof, poked a hole through the roof, through the ceiling, debris everywhere inside, outside...so I filed a claim to my windstorm insurance carrier.I was lucky that the apartment the branch went through, was vacant at the time.

I just paid about $2k to do a whole house but that included painting the walls a lighter color and repairing all of the small cracks and holes from the previous owner hanging pictures and shelves all over the walls.

We will assist with things that may be endemic to the property - i.e. filling a hole in a foundation to keep out mice - but our lease clearly states it is the responsibility of the tenant to keep the place clean and pest free.

If I were you, I would write down all the monetary outlays and the potential work that will be involved in acquiring/rehabbing (if needed)/managing the property and realistically how much time and energy each partner is willing and able to put into the project, and then sit down and have a discussion about how even or lop-sided this deal is for each party.

There was also a bat infestation, if you have bat guano you better plug up the holes so the bats can't get back in, and plumbing, plumbing, and more more plumbing ... 4 out of seven toilets had bad seals.
