You may be an expert on valuation in a court scenario, but if you think the listing price is irrelevant to your likelihood of closing a deal, and think filtering down a list of many thousands of properties using GRM to make a target list has no merit......well, I just don't know what to say.

I take responsibility for my reference to the case and with hindsight, it would've been helpful for non-Washington State readers to know that overturning an amendment isn't "easy relief", regardless of the Filmore case.However, I wouldn't be so quick to discount the case's merits just because the Internet's legal scholars aren't discussing it.

Someone has to post something in order for search bots to scrape.Begin by first determining there is sufficient equity in the property to merit the sleuthing.You then need to resolve if owner is more likely to be alive but missing, or truly deceased.Use skip trace software or service to research record owner.

We're not in an area where home values lose and gain value enough (even in horrible condition) to merit flipping so we stick with rentals.

If you want to stop him from repeating this strategy, I would hope you intend to do so by buying the lots yourself and not by trying to tie him up in some bureaucratic BS.Perhaps it may behoove you more to connect with him and see if his strategy has merit and is a strong investment.
