Hey Peter, thanks for the comment and the insight and you are absolutely correct about knowing what sells in your market, I see this happen with a lot of fix and flip projects that are just in the wrong areas, the investor gets the house for a good price however spends too much on repairs and adds a lot of luxury thinking that it will push the ARV significantly higher than the average in the area.

Be patient- Get a fix and flip deal under contract.

Plenty of Jersey City examples and numbers for you as well, but the areas will match your price point and whether or not you want to do value add.

The next big hurdle: You'll need to basically perfectly match either the loan or loans you lend on to the amount you pulled out to make that theoretical 5% spread on the arbitrage. 

My advice would be fix the dog, and sell the puppies or adopt them out to a good home. 

So I would rephrase the question as: what are the pros and cons of Kansas City for buy and hold small multifamily when my goal is cash flow or what are the pros and cons of Kansas City if my goal is fix and flip SFH with large margins on each project.
