Brian,Because VT is a traditional rental market (ski houses), depending on the minimum duration you will be allowing for rentals (ie. monthly, Weekly, etc.) there are some regular carriers in the New England Market that will write it. 

It is not that good at the price point of DC or in my market (but better than my market).

And they may consider selling the house quickly to an investor, who picked up on the process at the NOD stage, mailed a marketing piece, to which the homeowner responded.  

There are really great REI opportunities in different markets - markets in the Midwest and Southeast of the country are particularly lucrative - where not only are the purchase prices reasonable for most RE investors, but the homes are turnkey (new builds or completely rehabbed homes, tenant ready, systems 10 years of life remaining on them, property management teams in place) with appreciating home value AND appreciating rent.

I took my thrashing as you know in 2020  I do know some of my clients that sell turnkey have been keeping the houses and doing BRRRR instead of selling them to investors that part of the market has slowed signficantly for many in that industry.

There aren't any good wholesalers in the Cleveland market.

I am in Tampa Florida so the investment market is huge here for both as well. 

The benefit to buying cash and refinancing later is that you can close on a property quickly, which works in your favor in competitive markets.
