If they don't have assets or well paid employment, I would consider the offer of the payment plan.

They are both a bit pricey if you're not all in and closing deals, but they also offer a 7 day free trial.

Offer to buy them a few indoor portable heaters until you find a solution. 

It offers flexibility as a landlord to be able to offer more or less rooms as needed, protection to the landlord in that you can hedge with adding LTR or STR to the mix, and simplification to the business as your only dealing with one address.

Most brokerages offer zero-fee referral status, so you can still do referral business.

You want prospective tenants to come see it, walk it, imagine living there so don't get in the weeds on the details or offer photos that aren't great.
