As mentioned by @Anthony Dooley, having the property owned by your custodial IRA does require the custodian to write checks every time you want to pay someone, and that can get irritatingly expensive and cause delays and errors, depending on the way your custodia charges.

As landlords getting stiffed on the rent, it's real easy to get made or irritated but swallowing our pride and trying to be accommodating usually turns out to be more profitable.  

It's getting seriously irritating.

In the IRR it is assumed that cash flow received prior to the end of the cycle is able to be invested at the IRR rate, whatever it is.

@Marina Flu how you looked into San Bernardino/ Palm Springs or Lancaster/Bakersfield area?

I'm so irritated that I even set up the LLC.  

I admit that I sometimes get irritated when when I receive a lead and then find out it's on the MLS (4-5 properties/leads last week).

It is very irritating.
