My advice - find a legit mentor that may partner with you as cohost is your first property, willing to share knowledge and you absolutely know for a fact they hv experience in the airbnb space with their own properties; gather info on internet, buy a couple of books - all the information is already out there.

Specific for the Atlanta Housing Authority, you have to attend the landlord/property manager training session to even accept a section 8 tenant.

From my internet sleuthing I knew the owners were in at least their late seventies, lived all the way in Oregon and had owned it for nearly forty years.

But you have a much higher chance of missing something than a trained attorney.

Get a few of those and read them - that way you can start to get familiar with what kinds of things can happen in a house, and how big of a deal it is to fix each one of them.If there are any new houses being built in your area (like, within bike or bus/train range), and the neighborhood is relatively OK, go over to that neighborhood, after the workers have left for the day, and see what building a house looks like. 

There are a lot of factors at play that are hard to what-if over the internet based on a couple sentences of info.

It would be foolish to take internet legal advice and just blindly act.

REI is a slow moving train.

It's better than what you'll get from most attorneys and what you'll find on the internet.

I haven't had any issues with the wifi in either the Kwikset or the Schlage but my Schlage is in a city location with usually reliable internet.
