We use Quickbooks to manage some of our internal tasks like expense tracking, invoicing, etc. but Use bench to manage all of the more tedious tasks like bank recs. and tax prep.

Since I list some of my (very few - I only have 3 residential units and my commercial ones are all managed by others) units every 2-3 years, I forget how to do it, and even standard operating procedures change a lot at that frequency, rendering them much less useful.

Even my best rentals I bought in 2019 wouldn't meet those standards. 1% rule, or certain metrics for cap ex and maintenance etc might not work in todays market unfortunately.
