And be rigorous but realistic (in screening for example) about the reality of renters...Still we could be vulnerable to a many tenants not able to pay rent, as mentioned.

By the way, I lost all my respect for all the HGTV celebrities like Mike Holmes, Hilary Farr, Scott who gives their faces to cover these scammers and receive money in exchange by taking the money of vulnerable people like retired, laid-off and divorced people and make you believe that they help poor people by giving away or renovate homes!

Or, if you want to get really creative, start putting together an investor pool in anticipation this thing goes down in flames - maybe there is potential to offer all the current owners cash for their units and convert this thing into an apartment building.

If you're dealing with apartment buildings, I know Cleveland would love to have more landlords sign on to provide whole buildings of subsidized housing for vulnerable populations like kids aging out of foster care, and I'm sure there would be a lot of subsidies available there.

Decreasing rent based on landlord provided services (hot water) not being available is def your call, you just have to be careful with setting expectations as this might leave you vulnerable for gettin exploited by your tenants.

There's another recent thread about Christmas gifts, general concensus is don't do it, for various reasons.I can support either side, but I think that just showing human compassion with words can go a long way and the gift part probably isn't necessary.I think it's sad that gestures of good faith can be misinterpreted, but that is the age we live in, so better to be safe and blameless rather than giving and vulnerable.
