And we have a much larger population, with immigration issues.  

In some cases, landlords have asked for last 3 months + 1.5 month security deposit upfront, especially from potential tenants who have great income but have recently immigrated to the country and so do not have sufficient credit profile.

New houses built by low income, hard working immigrants and refugees, who don't see these areas the way we do.

You can see that our immigrates from these countries have it mostly correct, they send their kids for practical degrees in medicine, engineering, and accounting. 

As a dirt poor NY Immigrant that grew up from a 2 year old in the late 60s, living in the Alphabet City neighborhood in Manhattan, my experience by being beat up by virtually every kind of Gang, Hispanic, African Americans, Whites ( Irish and Italian gangs basically), etc.... embedded into me that Race plays both an obvious and subtle role in our City and I'm sure that extends throughout our Nation.

This means that no matter what kind of property you invest in, you can be sure to have buyers waiting.The wealthy come to experience the warm climate while lower-income immigrants come in search of a more affordable living.

I like Jack a lot and his rags to riches immigrant story impressed me, but I would sure like to make some of my rags turn into riches with some consistency, if you know what I mean.
