Those "getting under contract" thinking they have exclusive rights; also how naively they jump on the hype and don't understand they're on legal thin ice attempting to market properties w/o license.

I think the most important thing is the number of weeks of occupancy you need to cash flow the property, work backwards from there to see if the traditional vacation market will support the numbers, anything on top of that is just icing!

I had a tenant close the vents near the Air Handler and it had 1 inch of ice on the filter side and a thin layer on inside.  

You simply have to turn it off allow the ice to melt then turn it back on.

This 4424 sq ft building comes with three tenants with the parlor floor delivered vacant.

I keep my RE brokers license in case I need to make commissions some day.. and my NMLS license is one Ice but I keep up with CE incase I want to start a HML shop again.. etc etc.

Appreciation is icing on the cake but not to be counted on.
