If you look at the numbers long term at EXP (2 years or more) I can show you math equation that hands down other brokerages cannot compete against.

simple math, compare the cost of the total payment now (pi +pmi) to new (pi) and see which one is lower.

I have been striking out in underwriting with 30 yr fixed rates, the math just isn't working out for me to make any cash flow and the debt service monthly expense is wiping out any NOI and thus my yield.

If you've done good homework, there's a very minute chance of things going wrong. 

Just gotta do the math... but you also should include the lost space rent cost while rehabing and the mental/emotional torture going through the process of rehabing a mobile home.
