Hey Jim, if it were me, I'd want to hang onto it.

By that time, I had already peeked in to find my alarm hanging from the ceiling with the battery nowhere to be found. 

I was able to hang onto the 6 family, put a little work into it and just recently sold it back in November.

Karl,Most agents, over time, tend to specialize to one degree or another so just asking for an agent could get you someone who only does larger (>100K sq ft) industrial leasing (unlikely on BP but you get the point).There are any number of Cleveland area agents who hang around BP but each has their niche.

I am starting to see a ceiling in the C class value add already, but don't think the market is done....when it is if you can hang in there....you will find some great bargains.   

Fraudsters usually look to do the deal and get outta dodge, not hang around for ten years.Then, why would that skimmer leave the deeds unrecorded long enough that the owner transferred the property to a trust?    

The problem which was brought to my attention was there is no where for them to hang out and relax as a group while limiting their drive times. 

Do you think in the long run, the terms of a commercial loan would set me up for success better than hanging onto great 30 year loans at low rates?

It seems like you got into it the right way so I would hang on to it and rent it out, providing managing it won't be to much hassle.
