We do want to settle in a little bit here while continuing to do our homework, but hope to get into something in the next 6-12 months.With the way interest rates are looking now and what little I see on public listings, I think a smaller multi-family that needs a little rehab would be the best bet. 

I bought a single family home for cash in November, did the renovations and now have tenants.

Meanwhile they have graduated from buying single family homes to farms and golf courses....anybody find this to be strange?

Wanted to still be close to family but maintain a cheaper lifestyle, still have strong appreciation, and much better tenant/landlord laws, taxes, etc. 

My wife and I own a single-family home in a top school district.

In Ohio you can find a lot of single family in the $100-200k range or 2-4 units in the $150-400k range that do pretty well cash flow.

I have been listening to the podcasts for years and have finally gotten serious about making this move to better my families situation. 

I've been analyzing the market for only about a month and a half and noticing that prices of multifamily and single family homes are resulting in a PITI payment that is entirely way too close to competitive rent prices to justify investing for cashflow.

I have helped several investors recently acquire single family homes around the $400K price point that rent in the $2,200-$2,350 range.
