A place like this may do ok with displaced parties, but not likely for travel nurses or contract workers based on your description, depending what else is out there. 2 bedroom single-family homes are great rentals because they cost way less to buy and don't rent for much less than a 3-bedroom home.

@Tyler Bushey nice try, those of us with oil are often a mile or miles from natural gas and propane is $$$ and even if you had gas if you have one boiler it doesn't solve the problem.

As an agent, I think once you've assigned the contract to the LLC with an "addendum to the contract" you should just be signing as the LLC and whomever owns the LLC.

They are rarely reported accurately by realtors on the MLS when transactions close to begin with and I don't believe anything other than the contract sale prices are utilized although an official study on this would be very interesting albeit a painstaking process to undertake.
