I love this country mate but it's starting to resemble communism...The most thankless job in all of real estate is property management.It's almost impossible enough to find a legit operator like yourself and then folks request lower fee's.Unbelievable...I don't think folks understand how much time and effort is needed to property manage "properly" and the 10% is peanuts.Sure, if you pay in peanuts you will get a monkey heheTry self managing and many will come back crying in a few months.Just my opinion after pounding the PM pavement for 10+ years now 

Hello,I have an opportunity to purchase a 8-bedroom/8 bath fully furnished property that was once used as a senior care facility.

My partner has a long term unit coming available at the end of the month and instead of finding a new long term tenant we are thinking of furnishing and going MTR.

In Los Angeles, where we manage MTRs, Airbnb and Furnished Finder have been our top booking sources.

I did notice though, there is nowhere to account for furnishing the property.

Furnishing our first was miserable.

I'm renting out a fully furnished renovated 3BR 1.5 bath townhouse in Philly, advertising on AirBNB and Furnished Finder. 

I'm already listed on Furnished Finder and had a guest ready to book, until my PM backed out.

One property is a condo (in CA) that I rent out, and the other property is a house (in NV) that I live in and rent out the other rooms.I quit my W2 job last year to start a business, which is slightly profitable today, but I reinvest everything back into the business.I have a bunch of cash saved up and am comfortable deploying $100K into another property in Las Vegas ($80K down payment + $10K furnishing + $10K margin).The only problem is that I’m not sure how to finance my next house without W2 income.I talked to a few lenders about DSCR loans, and most say they calculate rental income based on the entire house, instead of by the room.I would love to get the creative knowledge of the BP community on how to fund my next home 🙏🏼I'm also open to any lender referrals 😊
