Whoever they are dealing with also dropped the ball and the buyers are full of something-everything was in writing and if they signed off removing the financing clause, they are on the hook to buy. 

In my limited experience with HML, it was something like 2% loan fee and 12% interest on the FULL balance.  

@Cathy Fitzwilliam There are some great real estate meetups in San Diego that are full of local pros and out of state investors. 

I bought one in Pinal county a couple of years ago and earned the full 16% interest  (1.33% each month) for 14 months.
