I do get a little frustrated with TExas title companies who require this on cash purchases.. because we as the client are paying for it.they require it and we have to pay..

But it's their way or the highway, so try not to get too frustrated or outraged.The banks, at least all the major ones I've dealt with, will not allow you to sign, change the buyer name, etc.

@Jim JamwantGreat answer from @Linda Weygant However, you can get fined for not filing 1099s and have you or your accountant explain to the IRS why you don’t need to supply one which will be frustrating and expensive.
