@Grant Shipman Great stuff, I'm a big fan of co-living/rent by room strategy, and I do it here locally in Denver metro, and it is the best strategy in today's market for any house hacker to live for free or make money while living there, but they have to sacrifice personal space.

I am 14 hours into the 20-hour online course offered by "RealEstateU."

I think I'm coming to the acceptance that I won't be able to just pop in when I have a free weekend and that I'm going to have to plan far in advance.

In my experience, a large percentage of them are fully functional adults that refuse to take personal responsibility for their lives, which is why they are receiving free rent from taxpayers instead of working for a living.

I have some who will simply lend 100% of PP and 100% of Rehab  up to 70-75% of ARV in parts of the midwest and SE - feel free to shoot me a DM and we can discuss!
