See who has been doing this for a very long time and knows what they are doing, who might need an extra $15,000 to do a deal that I could lend, fully secured by real estate, that they may only want for 4 to 6 months for a 15% return on my investment or maybe a $1,000 flat fee for 4 months.  

Depending on the policies of the real estate company they may take a flat fee or a % of transaction (remember there is only one side your agent is representing so you should be able to secure representation for 3% or less of purchase price), negotiate that up front.

On the other side some people just flat out want to sell their house today.

We do have some rentals that we include the water, sewer (and almost always garbage which is easy because of the flat rate) in the rent.

Secondly, my income is flat rate with a consistent average of $760 per week.
