As both a Realtor with over 32 years experience (and Broker in Charge and owner of my firm), and an Investor- I'll tell you that you will have MUCH more exposure in the market using a Realtor (we pay a LOT of money for marketing, Google SEO, and the MLS is linked to Realtor.com, Homes.com, Redfin, Trulia, Zillow (which we hate due to the massive inaccuracies), and to every other Brokerage's websites also in the area through Broker Reciprocity.

I would be firm with the agent that you want wording that states something along the lines of "property is currently used as a successful midterm rental for 30+day stays and financials are available upon request."
