I’ve been studying real estate for the past few months, reading books and absorbing as much as I can.

May your bookings be as plentiful as you wish, your guests be low-maintenance, thoughtful, and honest, and your positive reviews numerous.

I know I have toon of questions and still missing toon more questions I should be asking so all the guidance will be much appreciate.I am very new to this and if you any recommendation on books that teaches you about being a landlord work, I would apricate it.

Placing your own tenant takes longer (usually 3-4 months with inspections), but it gives you full control over who lives in your property, which is a huge plus in my book.

Build yourself a Google business page, make yourself easily bookable on Airbnb (did you know that 25% of nights booked on Airbnb are for 30 day stays and more? 

When I looked into it, I saw that the STR she paid for was managed by Vacasa, yet the "owner" was answering requests from guests for bookings and taking money. 

I've collect their photo ID, contact information, and I've been asking all guest to obtain COI from all confirmed bookings prior to their arrival.

I just recently decided investing in real estate is what I want to do to set myself up and in this past month I have purchased books and just consume myself with learning what I can about investing.
