However (to go into detail requires a separate post), that's not quite the correct course either.

When I let people back in, had a detailed plan as people salvaged thru. 

I'd hate for a temporary dip in the quality of the tenant pool to be giving my landlord "spidey sense" false alarms on account of taking an extra month or two to fill a unit.

When you do a little extra work ahead of time, the process goes so much more smoothly.

It brought in 120k last year, but I think we can bring in much more as we do upgrades including adding an extra story on top and as we run it as a bed and breakfast.  

Transparency is key- detailed budgets, timelines, and exit strategies will set you apart.That said, moving to a new home mid-project could add a lot of stress.

For crowdsource investments on Republic, StartEngine, etc there's a great resource called Kingscrowd that reviews each investment offering and gives details and ratings on the team behind the project.

One thing that I would like to add to this list is making an investment without having enough extra money to get through the medium times as well as the bad times.

That kind of attention to detail can save a lot of headaches.Are you focusing on multi-family properties in SA only, or are you also exploring other opportunities elsewhere?
