Worst part was, we had an alarm system, but wasn't instructed properly on how to arm the motion sensors, so the thief waltzed right past the armed alarm when he left with all our copper.  

Most of the local banks offers me a 20 years/6%ARM (not a fan of ARM...) so it makes it tight to reach my expectations.  

Especially if it's a 1-4 unit property that doesn't have to go the commercial 5 year arm terms.

Got this one yesterday for my STUDIO honeymoon cabin:2 stars“Feel where this house is all one room no privacy”'Cause, y'know, studios are so known for their multiple rooms...Other complaints in his private remarks included getting lost on the way to the cabin... when I provide explicit directions and clearly state in the check-in email that it's up a private drive that doesn't appear on GPS.  

You might try asking for what I got from my one of my lenders,  they offered a 15 year note on a 5 year ARM with a cap of a 3% rise in rates. 

Cash out refi and invest in real estate in cheaper markets2. take a 7 yr ARM (cheaper rate) while doing a cashout refi

and look for a ARM accredited manager.

Make sure it explicitly explains the process for termination if you are unhappy with their services, but especially if they violate the terms of your agreement.3.

I've thought about putting something weird in the ad before - "5-armed martians require extra deposit", but I just let it roll.
