Conventional lenders lend on condos every day, but that they have to be qualified, "warranted"....generally a certain percentage have to be owner occupied, less than 10% owned by any one person/entity, etc. 

I'm also on the phone every day expanding my network, plus connecting with people here on BP. 

Some of the best ones just come up and if you are watching them every day or every week you can get a good 3 or 4 unit.

I can see the status of rehab/repair/payment/payout immediately anytime I want to.I can speak to the property manager everyday.

I learn new things everyday.

I see cheap Cleveland properties marketed to out of town investors virtually every day that are basically ripoffs.

@Kyle Grimm Thank you as well, there's much to learn in REI however I feel more informed everyday with the help of everyone on BP.

As a general rule you should use an S-Corp for everyday business (flips) because of the tax advantage of the salary dividend split.  

I have already taken the required class work, had my finger prints done, paid the application fee yaddayaddayadda.... and now study everyday to pass the real estate exam.

I actually commuted 75 miles each way (from Wayne County to Brewerton) every day for about two years.
