@Gaston Barua-You would be better served if you had an experienced individual, hold your hand through the underwriting process of scrutinizing a deal with a careful eye ( and with some good software), as no two deals you encounter will be the same.Books are wonderful, only to a certain extent.  

Worse, some may try to scam you into renting to them and then squat while you waste time trying to evict them.

companies/individuals who do this and what are the pitfalls that i should avoid to check if they are not scamming.

Just trying to get general info re: zoning, general costs, obstacles one might encounter, etc and possible networking opportunities to chat further.

While helping someone find a tenant for their property I encountered a dilemma.

Of course, there are still ways to get scammed doing this, but sharing incentives and ownership such that there is skin in the game GREATLY reduces these risks.

All that is to ensure that you're dealing with a reputable lender and not someone who's scamming you.

Regarding SEO, be careful of scams. 

They are used for commercial properties AND to scam novice investors.
