"Slum Lord" took on a new meaning for me in the last month when I encountered the landlord of some units who didn't do much fixin' and did lots of bossing to his tenants while we were there - like he was indeed their lord.  

Although, the position that I currently work gets a lot of RTS (return to sender) or COA (change of address) mail, the letters and postcards with the big yellow vacancy sticker on them.

I am leaning towards backing out but I'm not sure if this is something we are going to encounter again with an aged home

(Side note: Those particular encounters also taught me that it's important to know how your prospective tenants shop for their next home in whatever market you're in. 

Are they window-cling or full-on stickers?

One issue you may encounter is that the title company the REO asset manager has chosen may not allow same day back to back closings using transactional funding.

I have a prospective tenant and they are encountering difficulties and customer service for smart move never answered the phone.

Yes I have definitely encountered tenant issues, you know, late payments, distubances and resently even vandalism,  but you gotta take it as a learning curve.
