Having a solid team around you like agent, lender, contractors etc.

I can fix almost anything and have experience with electrical, plumbing, flooring, roofing, siding, drywall, etc.  

If you just handled it on your own/contractor self-mitigation, you would need to have some proof it was handled.

If they aren't taller than two floors, you might not be able to go up.I thought about that and mentioned it to the Contractor.

When my contractor went without me they kept him waiting over 2 hours then told him something completely inaccurate and they take no accountability for how they can literally destroy peoples lives and finances.

I don’t worry about the electric because I use that for short term rentals.

However, what I would suggest based on your expertise as a contractor is going into a semi-fixer upper and make minor repairs to boost equity as well as savings. 

It’s a good move to have a contractor walk through before making an offer to estimate costs and timeline.
