I would say that most contractors would be good to collaborate with on scope of work decisions but many/most would not be ideal driving that bus on their own.Exactly.

I see so many people who don't understand what they are bidding on.They don't do the research, they don't drive by to see that the Google st view is not accurate and they put down a bunch of cash on a bad property. 

If you want to do a little projecting and can see the rents returning back to normal (precovid with normal growth) then now might be a good time to grab one. 

Raising rents on a monthly basis is likely to drive your tenants away.

Tenants and growth potential-  Any thoughts on "the heights" and whether the area still has room for appreciation? 

To do that, I need to (responsibly) use debt to accelerate growth.

Contact wholesalers and maybe do some digging of your own via driving for dollars.
