Plumbing all work, in 2023 we had to bypass some of the plumbing through the attic with PEX, plumber didn’t pull permit for this, so I have about 50% copper pipes behind the walls and 50% PEX in the attic.AC is from 2012, and water heater is from 2018.My fear comes from if anything weird would make the house completely uninsurable, I don’t mind paying a higher premium due to the roof being 14 years old or anything else, not sure how this is going to play out considering the insurance market in Florida.Thanks!

The only thing i really need is plumbing,Boiler(convert to central air) and some termite damage. 

Once he did mention that the central heat gas line needed to be hard plumbed through the furnace housing, and the washing machine drain needed a p trap. 

Like plumbing and heating.  

., etc....and even with lots of skill and preparation, things willstill go wrong (vacancy, plumbing leaks, bad tenants, unanticipated capex, furnaces that kick the bucket at the absolute worst time, etc.)

It took us about 2.5 months to renovate the entire property including all the old systems (HVAC, Plumbing, electrical and roof along with everything else). 

Hi John,The value of an extra bedroom is generally the largest among those three items, and it is much less complicated to do than adding a bathroom which includes all the plumbing.

Again, not saying there is a right or wrong, it is just knowing what that mark up is.As for fair bidding: again, let's assume there is a plumbing issue.  

and of course scares the heck out of buyers .. if thats all the cracks there are then just fill them. if the house is out of plumb  doors dont work right cabnets etc then thats a different story.leaking basement in Ohio  Never .. cant be !!

Need costs: for rehab (roof plumbing electrical...), security cameras, track remote employees (they will steal the cash), cost to install pumps, license fees, hard equipment needed- registers, apps to run the register information, accounting, legal, cases for merchandise, shelves, door hardware, heater or HVAC depending on location...This is a tiny community there won't be a local plumber and electrician... add some cost for time to contact your team and travel will make any repairs more expensive.
