Specifically, we're seeing significant increases in vacancy caused by an over-abundance of supply, and rapidly decreasing demand as we head into recession (vacation STR markets tend to get hit hardest in recession because recreational travel is of the first things people cut out of their budget during an economic downturn)...I don't know if this is occurring in your market specifically, but it is likely to occur in many STR markets......Also, if you haven't already, I'd suggest reading up on Air BnB's recent platform changes (they now focus on top-tier, highly unique properties--think: luxury beach front treehouses).

It's the very reason I moved to Texas where pricing is about half, so you can two two projects for every one you would do in Seattle.I am not current on the market there, but there is a lot of money up there and a strong housing demand as places like Starbucks, Microsoft, Google, and Amazon continue to hire.

I would demand a reinspection so you can document his errors!

But even if you take well underwritten properties: if the only option was buy a long term rental in this market, there would not be a lot of investor demand, as current prices for SFRs in most markets will not truly cash flow.  

New construction is limited due to the mountains so the value of these properties will have a higher demand as well as people wanting to rent closer to the mountains and downtown. 

We were surprised at her demand as we only paid one-time 5% yearly rent commission to any other realtors who had found a tenant for us with or without lease renewal.  

So if all Real Estate Agents demand a pre-approval is it not done with hard money or private money?
