This is highly lender-specific; there are no universal guidelines for DSCR loans like there are for GSE/Govvy loans.

This is not specific to any individual or any specific real estate investment, or specific company offering investmentsMost people who invest in passive investments do far too LITTLE research on the investment itself and on the “sponsor”; furthermore most do not understand the investment and many have absolutely no idea exactly what they invested in.  

If you are going to be doing the rehab work in exchange for equity then that value needs to be determined up front with a specific timeline that you have to adhere to in order to earn your equity.

Then I would have a little more equity and like you said at that point it would be a loan against an investment property which is tax deductible right?

Hey @Anthony Sigala many folks might be optimistic about this rule but the "rule" was created during a very specific and particular time in real estate as a way to help newer investors have a framework on how to approach rental properties without going in blind.

When the tenant moves out and the funds are distributed either to the tenant or the landlord for damages, then the subaccount for that specific tenant has a zero balance and that subaccount is closed. 

Have you ever seen rents actually go lower (I'd assume this would only happen if occupancy dropped significantly, but that seems like something that could happen in a recession).Also a BAM specific question/concern - from what I understand they are based in Indiana, and I see in their current open offering one of the properties is in Indiana (great) but I'm wondering why the other property is in Arkansas? 

I'm data driven and would love to immerse myself in IL, AL, MC specific property, demographic and investor-centric data sources the same way I've done in my previous area of focus.
