Hey Ashley So I would invest in a software like prop stream. you can make a list of landlords pretty easily with a software like that.

They usually have a process for filing a claim with the city for damage caused by them, and they may be willing to cover it.

You can also just do a self-directed IRA and start making your money work better for what you are doing. 

We are new so funds are very limited, is there a process you guys use to make sure legalities are set up right, and can they charge on the close of the deal?

I plan to wrap it as an exit strategy,  but assuming worst case scenario, If I were unable to make payments and foreclose, the seller takes the property but would my credit or record be okay?

I would just make sure to call the city and let them know your plans in full detail to make sure that you can do it.
