Not a collection agency, but have you considered using a rent reporting company to report the debt directly onto their credit reports with the Credit Bureaus? 

I just want enough stable revenue to pay yearly expenses, hire a property management team, and pay the debt preferably in 5-10 years.

Will be out of debt in May-June 2025 (the $55,000).

I guess my point is that investors should not invest believing inflation or price appreciation will bail out a lousy investment or paying too high a price or structuring too much debt.
