"Hey, I'm about to file an eviction, that'll cost me $100 and go on your Record, etc. and it'll take 2-3 weeks before the sherif puts your stuff on the curb, but if want to save all that embarrassment and can be gone in a week and leave the place clean Ill give you. $200 when I get the keys and do my inspection" or whatever amount.

I realize curb-appeal is everything when selling, but in the buy and hold world of renting, perspective tenants care more about the inside of the apartment and the neighborhood.To emphasize this point further, we were not even going to use outside photos, though we could be persuaded.

HOWEVER, if the neighbor is 💯 aware of the way his behavior (that is directly related to his brain cancer) is affecting his neighbors, he's discussed said issues with the offended neighbors, and he REFUSES to get treatment/cognitive behavioral therapy etc and will not attempt to do anything to curb the dispute btwn himself and the neighbors, he can and should be evicted.

If there is anything in decent shape just leave it by the curb for a few days and see if it disappears but if you leave it too long you might have an issue with the city.

basically two ways to proceed. first is ignore the rental situation. throw his stuff on the curb, and hope he goes away. hopefully she does not get sued for self help eviction. second is to deliver 3 day pay or quit alongside 30 day notice to vacate and follow formal eviction procedures. benefit to this is its the legal way to go, but it takes longer and can be uncomfortable.she should consult her local landlord tenant laws to understand her decisions though
