It is critical to have a solid property manager with a proven track record.

Education is critical and in addition to reading books, blogs, etc., I have found listening to the podcast episodes to be invaluable. 

3.Plan every detail in advance (as much as possible)Even if you have a very competent contractor and architect, unless you have a dedicated project manager (we did not), it’s critical to know and plan every detail in advance—or be prepared for unexpected delays.

Being able to adapt to be able to communicate with people of all different backgrounds, ages and personalities is critical.

It is critical to find a structure that works well for you.  

Using the proper terminology is critical especially if you start talking about “paying a rate of return” and such.

When you hit your point of critical mass institute your original strategy and pay those suckers off and enjoy retirement.
