Regarding investing in real estate outside of my IRA, I can use a multitude of creative tactics to put deals together if I do not have the cash. 

Keep an open mind and don't be afraid to be creative. 

Trying to figure out creative ways to get some of my money back out without a delay caused by underwriting criteria.

A lot of people decide to bring/raise investor money to the table as a foot in the door, but I also think there is options to be more creative and do the same thing.

It's agnostic, so if people liquidate that I would be a buyer.Most PE funds divested from their exposure to (public) small caps to gain some liquidity(see Genius Sports and Apax Partners). 

I think it's a great market and feel good about the appreciation, but it does indeed look like it takes creativity to get year 1 cash flow right now.
