If they are determined to be employees and you have no Workers Compensation coverage, you would probably be facing fines and you would be liable for the Workers Comp. benefits that the injured employee would have been entitled to.

I understand there are typically clauses providing coverage to buyers during catastrophic events (forces of nature), but was interested in hearing how it has or would play out.We're currently set to close on a sale on September 19th in Niceville and pick up another property on the 11th of October in Pensacola; with Irma and José on their way, we're anxious about how it will impact the deals (either positively or negatively).

Step 1 of course, find new insurance.No, the bank won't call your loan, But they will secure Force Placed insurance, which they have a right to do, and it will costs 2-4 times what you'll pay for your own policy, and will have worse coverage, and you will of course have to pay for it, or be foreclosed on.

If the board doesn't follow the bylaws, then the board and/or the association might be legally liable for your damages.We have a $20K deductible for water-related claims before the master coverage kicks in, and an owner's personal insurance would cover the deductible.

The best coverage you can get for a vacant home in such a condition would be a DP1 policy which provides you with the most basic form of insurance coverage.
