I agree with @John Underwood in today's climate I would be very cautious in forcing a showing.

Stable climate, not too hot, plenty of fresh water, no hurricanes, wildfires or earth quakes, a well built out infrasturcture, relativley business friendly, central location and low cost of living - in times of remote work that is a huge incentive for businesses and individuals alike.

In your climate you'll be building full basements.

The problem with having a wonderful climate is that everyone moves there. 

When you invest in modest markets (Memphis, Indianapolis, Midwest) this is usually the kind of appreciation I expect, fueled by nothing more than the economic cycle.Given the current loan climate I would not go near variable rates.

There are news saying us financial firms are opening up their loan to foreigner How are the local climate for securing foreign loan in states like ohio and indiana? 

Depending on your climate conditions, opening or cracking the window could eliminate a lot of the moisture from the room.

Also, having lived in a cold climate for a number of years, I personally wouldn't want to do rehabs again in a place where snow and ice will determine my work schedule.
